Red Clay and Heavy Rain: Erosion Control on a Raleigh Teardown
October 16, 2026 | 5 min read
Raleigh sits on Piedmont red clay, and the area is no stranger to heavy summer thunderstorms. Together they mean a cleared lot can send a lot of silt toward the street and storm drains if nothing holds the soil in place. Thresholds and rules change, so check current requirements with the City's stormwater staff.
Why clay changes the job
- Slick when wet: Clay holds water and becomes muddy fast, which affects truck access and the way machines can move.
- Silty runoff: Fine particles travel with stormwater and can end up in drains and creeks.
- Slow to dry: A rainy week can push a start or finish date back.
Common basic controls
- Silt fence along the downhill edge of the work area.
- A stabilised construction entrance, usually crushed stone, so trucks do not track mud into the street.
- Protection around storm inlets near the site.
- Stabilising bare ground quickly once demolition is done, for example with seed and straw.
Who is responsible
Whether a formal erosion-control plan or permit applies depends on how much ground is disturbed and what happens next on the lot. A builder or civil engineer may already carry that responsibility for the rebuild. Clarify with them and with the City who is responsible between demolition and construction.
Concrete on site
Slabs, footings, driveways and walkways come out as part of many Raleigh teardowns. Clean concrete can often be processed at a recycling facility, and rebar is separated and sent for metal recycling. Facilities set their own acceptance rules and fees, so ask your contractor where the material is going.
Ask your contractor
- What erosion controls are included, and who maintains them after rain?
- How will trucks leave the site without tracking mud?
- What condition will the lot be left in at handoff?
